Grouped from the services each company lists on its own site. Several companies appear in more than one group. Ask each company what it thinks is causing the problem and what its repair will and will not fix, then confirm scope, warranty terms, and pricing in writing.

How does Redoubt check these listings?

Redoubt is an insurance agency, so it reads contractor certificates of insurance every day, including the general liability certificates Utah contractors prepare for DOPL and for general contractors. That is the only reason this list exists. Each company was found through public search, its website was read on September 26, 2026, and the exact wording of its licensed-and-insured claim was recorded with a link, along with any license number the site displays. No company paid to be listed, and no company was ranked.

  • Redoubt found the business Active in DOPL’s license lookup, in a classification that covers the listed work, under the listed name.

Left off: More than 30 other companies and websites came up in research and were not listed. Four state only half of the claim on their own websites: a license or license number with no insurance wording, or insurance with no license wording. Eight are lead-generation or referral sites that pass calls to contractors instead of doing the work. Eight had sites that were down, unreadable, template placeholders, or showing unrelated gambling content. The rest never state the claim on their own sites, do not serve Salt Lake County, duplicate a listed company under another website, or sell basement finishing or general concrete work with foundation repair on the side. Companies that later state both parts of the claim, or that send a certificate, can be added.

Before you sign a repair contract

How do you check a foundation repair company's license and insurance in Utah?

“Licensed and insured” on a website is a claim. The DOPL license lookup and the certificate of insurance are the evidence. The lookup takes a minute; the certificate takes one email to request and about two minutes to read.

    Look the company up in DOPL’s license lookup.

    The license belongs to the business entity, so search the legal name on the contract, not the salesperson's name, in the DOPL licensee search. Status should be Active and the classification should cover the work. The current S310 scope includes repairing piers, piles, footings, and foundations and underpinning structures. For slab lifting or waterproofing-only work, ask the company which classification it holds and why it covers your job. A city business license is not the contractor license.

    Ask for a certificate of insurance and match the named insured to the licensed entity.

    Any insured company can get a COI from its insurance agency the same day. The legal name on it should match the DOPL record and the contract. Several companies here operate under a trade name, so expect the certificate to show the LLC or corporation behind it, and ask how any unfamiliar name relates to the crew doing the work.

    Check the general liability limits and policy dates.

    DOPL requires contractors to carry general liability, so the certificate should show it. Compare the limits against the ones on DOPL’s current contractor application rather than a number quoted elsewhere, and make sure the policy period covers the repair dates. A certificate posted on a company website shows only the policy period printed on it, so ask for a current one.

    Ask whether the company carries workers compensation or holds a workers comp waiver.

    Call the agency on the certificate to confirm coverage is in force.

    A COI is a snapshot. Policies can be cancelled after the certificate is issued, so the agency named on it is the only party that can confirm coverage is still in force.

What does a Salt Lake City foundation repair company need to carry to be licensed and insured?

A Salt Lake City foundation repair company holds a Utah DOPL contractor license issued to the business entity, and S310 Foundation, Excavation, and Demolition Contractor is the classification whose current scope names repairing piers, piles, footings, and foundations and underpinning structures. The DOPL application asks for a general liability certificate naming the Division as certificate holder plus a workers compensation certificate or a Utah Labor Commission coverage waiver, and most companies also carry commercial auto and equipment coverage.

    Hold the DOPL classification that covers the repair you sell.

    S310’s current scope includes work to construct, alter, or repair piers, piles, footings, and foundations in the subsurface, plus raising, cribbing, and underpinning structures. The license belongs to the business entity, not a product brand or salesperson, so the legal name on the DOPL record should match the contract. Slab lifting that injects grout or foam raises an S260 question, so confirm the classification with DOPL.

    Carry general liability with DOPL as certificate holder.

    The DOPL contractor application asks for an active general liability certificate covering the licensed scope, with the Division of Professional Licensing as certificate holder and the named insured matching the licensed entity, including any DBA. Two current DOPL sources disagree on the limit, $1 million per occurrence with either $2 million or $3 million aggregate, so confirm the figure with DOPL for your application path before binding.

    Show workers compensation or a Labor Commission waiver.

    A company with employees carries workers compensation and files the certificate with DOPL named. An owner-only business may hold a Utah Workers Compensation Coverage Waiver from the Utah Labor Commission instead; it has a one-year term and becomes invalid once the business hires. Which path applies depends on the worker setup and current agency instructions, and DOPL asks for the evidence at application and renewal.

    Plan for claims that surface after the lift.

    Helical or push piers and underpinning are structural work, and their problems surface late. Settling, drainage failures, and compaction issues after acceptance are a completed operations question, a different trigger than damage during the work. General liability is oriented toward damage to other property, not the cost of redoing your own repair, and a lift that cracks the customer’s drywall or tile is worth reviewing against the policy form.

    Expect certificate requests from GCs and property managers.

    Salt Lake City general contractors, developers, and property managers usually ask a foundation repair company for a certificate of insurance before the crew mobilizes, naming themselves as additional insured, setting minimum limits, and asking for workers comp evidence or the Labor Commission waiver. Many subcontracts require completed operations as a separate additional insured endorsement. An agency can issue the certificate the same day once coverage is bound.

Does Utah require foundation repair companies to be licensed and insured?+

For contracting work, yes. A business that offers or contracts to repair foundations in Utah needs a DOPL contractor license in a classification that covers the work. The current S310 scope includes work to repair piers, piles, footings, and foundations and to raise or underpin structures, and the contractor application requires general liability documentation plus a workers compensation certificate or waiver path. Jobs under Utah’s handyman exemption threshold may be done without a contractor license, so confirm which applies.

What does "licensed and insured" mean for a Salt Lake City foundation repair company?+

Licensed usually means the business holds a Utah DOPL contractor license in a classification that covers the repair it sells. Insured usually means it carries general liability and, if it has employees, workers compensation, often with commercial auto for its trucks and coverage for its equipment. A license does not guarantee quality or insurance; it means the business met DOPL’s requirements when the license was issued and has kept it renewed.

Search the business name in Utah DOPL’s licensee search. The license belongs to the business entity, so search the legal name on the contract, not the salesperson’s name. How do I check whether a foundation repair company is really insured?+

Ask for a certificate of insurance, often called a COI, issued by the company’s insurance agency. It shows the insured’s legal name, the carrier, policy numbers, effective and expiration dates, and limits. Check that the named insured matches the licensed business, that the dates cover your repair, and that general liability is listed. A certificate posted on a website only shows the policy period printed on it, which may have ended. For certainty, call the agency on the certificate.

Does a lifetime warranty replace a foundation repair company’s insurance?+

No. A lifetime or transferable warranty is the company’s promise to come back and adjust or redo its own repair, and it is only as good as the company’s ability to honor it. General liability is a separate policy that can respond when the company’s work damages other property or injures someone, subject to its terms. Read the warranty terms in the contract, and check the certificate for the insurance.

Does a foundation repair company’s insurance cover damage to my home during the repair?+

It depends on the policy and what happened. General liability can respond when a contractor’s work damages property, such as a neighbor’s fence or a driveway cracked by equipment, subject to the policy’s terms. Raising a settled foundation can also crack drywall, tile, or trim, and policies often limit coverage for damage to the part of the home being worked on. Ask how the contract handles that and how the company’s policy treats it.

What does "self-reported" mean on this list?+

Self-reported means the company’s own website states it is licensed and insured and Redoubt has not yet checked the business in DOPL’s license lookup or reviewed its certificate of insurance. Verified means Redoubt did both and recorded each date. A displayed license number is something the company published, not a Redoubt check. A verified label describes what the lookup and the documents showed on those dates and does not guarantee the license or policies are still in force today.

Does a one-person foundation repair business in Utah need workers compensation?+

It depends on the worker setup. A foundation repair or slab-lifting business with no employees may qualify for a Utah Workers Compensation Coverage Waiver from the Utah Labor Commission, which DOPL accepts in place of a workers compensation certificate. The waiver has a one-year term, becomes invalid once the business hires, and does not replace general liability. Crew members paid on 1099s do not automatically preserve eligibility, because the actual working relationship matters, so review uncertain setups before applying.

What does DOPL ask a Utah foundation repair contractor for when the license renews?+

DOPL expects a Utah foundation repair contractor’s general liability certificate, with the Division as certificate holder, to cover the licensed scope for the entire duration of licensure, and it asks for workers compensation evidence or a Labor Commission waiver at application and renewal.
